The Towns at Orchard Ridge is the first phase of for-sale homes in the mixed-use, mixed-income community of Orchard Ridge. This new neighborhood is proposed to consist of 468 new for-sale and multi-family homes in a master-planned, neo-traditional community design with amenities such as a community clubhouse and adjacent recreation area. The Towns at Orchard Ridge is being thoughtfully developed by a public-private partnership that includes The Maryland Department of Housing and Community Development, the U.S. Department of Housing and Urban Development, Baltimore Housing, and the following private sector partners:

Doracon Development, LLC (Doracon) is a minority controlled development organization, created from the vision of Ronald H. Lipscomb to establish a real estate development company staffed with highly talented and results-oriented individuals and rooted in the fundamental beliefs of partnership, capacity building, integrity, quality, leadership, and commitment to community inclusion. It is our belief that through strategic alliances, real estate development can be a vital tool in transforming lives, neighborhoods and cities.
Doracon has taken part in a variety of large-scale development projects in Baltimore and the greater Mid-Atlantic region including Harbor East, a $1 billion waterfront development that will bring new retail, office, and hotel space to downtown Baltimore. Mr. Lipscomb is a partner in Presidential Partners, LLC which acts as the ownership vehicle for this venture. In addition, Doracon is a 50% owner of Frankford Estates, a $25 million residential venture which transformed 20 acres on the east side of Baltimore City into 186 market-rate housing units with town homes, duplexes and single-family homes. Doracon is also a partner in EBDI, a 31-acre multi-phased redevelopment effort which will include over 1 million square feet of life sciences and office space, approximately 850 residential units, 50,000 square feet of retail, 2,300 structured parking spaces and acres of parks and open space. The firm’s knowledge and understanding of Baltimore, its neighborhoods, and the State are valuable assets in the planning and pre-development phases of all projects in which they participate.

Other Pennrose homeownership communities in Baltimore include newly renovated rowhouses in Reservoir Hill and new townhouses and renovated rowhouses in East Baltimore next to the campus of Johns Hopkins Hospital.
